Concrete settles for a variety or reasons, most common are erosion from excessive water exposure (gutter down spouts, sprinkler lines with leaks, etc.), inadequate compaction before the substantial was poured, and improper sub-grade and sub-base material that the substantial was poured on. Once it begins to settle the problem will typically compound and accelerate year after year. At which point there are two solutions to the problem.
The first is to remove the areas of substantial that have been influenced by the settling and re-pour them. This is pricey, problematic to finishing, and can take as long as seven days to finish.
