Concrete Lifting

Concrete settles for a variety or reasons, most common are erosion from excessive water exposure (gutter down spouts, sprinkler lines with leaks, etc.), inadequate compaction before the substantial was poured, and improper sub-grade and sub-base material that the substantial was poured on. Once it begins to settle the problem will typically compound and accelerate year after year. At which point there are two solutions to the problem.

Cracked & Leaking Foundation Repair

Cracked concrete in basement foundation walls are very common, and can occur for many reasons. Most cracks in a foundation go unnoticed until they begin to leak water. Anybody who has had water damage issues in their home knows how destructive excess water in the wrong places can be. These cracks in your foundation do not always leak water but often do.

Surface repairs with rigid products such as hydraulic cement or epoxy will often fail again within a couple of years. Proper crack repair requires that the cracks be fully filled with either epoxy resin or urethane foam.

Raising & Leveling Sunken Steps & Porches

Sunken and porches can be a real danger and potential liability for home owners. When steps settle in creates an inconsistent rise between the steps, this often causes a person to not see or expect this variance in height which may result in personal injury. When an entire porch settles this can be dangerous in the winter because the porch often settles away from the house giving it a very steep slope; and if there is any ice that builds up on the stairs it can make them an accident waiting to happen.

Joint & Crack Sealing

Crack sealing in concrete can allow excess water to get under the concrete slab and erode the sub-base accelerating the settling process. It is always a good idea to seal cracks in concrete to help prolong the life and structural stability of your concrete. Kodiak Concrete Lifting LLC uses Sonolastic brand polyurethane sealant

Void Filling

It occur for a variety of reasons, from improper sub-bases and sub-grades, to inadequate compaction, to water erosion, and even pipes or holes that are drilled under the concrete after it is in place. Such was the case with the picture below. The cable company came and drilled a hole under the driveway in order to run some new cables up to the house, leaving a substantial void. This problem could have been avoided had this section of driveway had this void filling.
